The good news is that Kent is an easier county to install in than London. Orpington

Orpington is the closest part of Kent to us and the quickest to reach, which makes it the area where a same-day breakdown callout is most often genuinely available rather than theoretically possible.

The housing is mostly interwar and post-war semis and detached houses, which is close to the easiest case for a split system: cavity walls that core-drill cleanly, side access to run pipework, and a garden or side return where the condenser can sit at ground level well clear of a neighbour's window. Installations here are usually a single day, and the price sits at the lower end of the range for that reason.

West Malling

West Malling and the villages around it are a different job. There is a great deal of period property and a substantial conservation area through the older centre, which means the constraint is rarely whether a system can be fitted and almost always how it can be fitted without being seen.

In practice that means concealed pipework rather than external trunking, careful positioning of the outdoor unit away from the street elevation, and sometimes a ducted system with slim ceiling grilles in place of a wall-mounted unit. Those choices cost more, and we would rather set that expectation at the survey than surprise you with it. Outside the historic core, the newer developments toward Kings Hill are as straightforward as Orpington.

Ashford

Ashford is the furthest east we work, and it deserves an honest caveat: for a planned installation booked in advance it is entirely practical and the travel makes no difference to your price. For a same-day emergency callout in the middle of a heatwave, it is a stretch, and we will tell you so on the phone rather than let you wait.

The property mix is broad — a large amount of recent new-build around the town, where installation is quick and clean, alongside older terraces and the surrounding rural stock where solid walls and longer pipe runs add time. Because Ashford is a longer trip for us, we try to combine survey and installation efficiently and will happily coordinate with neighbours if more than one property on a street wants work done.

Planning permission and conservation areas

For most Kent houses the outdoor unit falls under permitted development, provided it meets the conditions on size, siting and the noise it generates at the property boundary. The Planning Portal's guidance on adding air conditioning to your home sets those conditions out and is the definitive reference.

The exceptions across the county are listed buildings and conservation areas, which are common through West Malling, Sevenoaks and the older parts of Ashford. Where one applies, establishing the position before equipment is ordered is far cheaper than discovering it afterwards, so it forms part of every survey we do.

We work out from Wallington, so the honest rule is that the further east you are, the more it depends on the size of the job. Ring and ask.

How much does Kent aircon installation cost?

Do I need planning permission for air conditioning in Kent?

Usually not for a house, as long as the outdoor unit meets the permitted development conditions on size, siting and noise at the boundary.
