Most air conditioning companies that list Sutton on their website are travelling in from somewhere else. We aren't. Kelvara is based in Wallington, in the London Borough of Sutton, so the borough is our home patch rather than the edge of a service map. That makes a practical difference. Surveys are easy to fit in, installation days start on time, and if something goes wrong afterwards, the engineer who fitted your system is a short drive away.
This page covers what air conditioning in Sutton involves, what it costs, and what we look for in the different parts of the borough, because a Victorian terrace in Carshalton, a 1930s semi in Worcester Park and a new flat by Sutton station are three quite different jobs.

We only work on homes, and we focus on installation:
- Air conditioning installation — single wall-mounted split systems for one room, multi-splits running several rooms from one outdoor unit, and concealed ducted systems where nothing should be on show.
- Servicing — annual maintenance from around £90 per split system, which keeps your manufacturer warranty valid.
- Repair — fault-finding on all the major brands, including systems another company fitted.
Our engineers are F-Gas qualified, which anyone handling refrigerant gases legally needs. It is worth checking for any installer you are considering, not only us.
Air conditioning across the borough
Sutton town centre and Belmont
Around the High Street and the station, a lot of the housing is flats, from conversions of older houses to newer purpose-built blocks. For a flat, the two questions that decide everything are where the outdoor unit can go and whether the freeholder or managing agent will agree to it. A balcony, a flat roof or a rear wall can all work, and we give you the drawings and specification the managing agent will ask for. South of the centre, Belmont is mostly interwar houses with gardens, which are usually straightforward.
Cheam and North Cheam
Cheam has a wide mix, from period cottages in the old village to larger interwar detached houses and North Cheam's semis. Larger houses are where a multi-split makes sense: once you want three or four rooms cooled, one outdoor unit serving several indoor units costs less than separate systems and puts only one box on the wall. In Cheam Village conservation area we plan the outdoor unit's position so it cannot be seen from the street, or help with the consent where it can.
Carshalton and Carshalton Beeches
Around the ponds and the old village, Carshalton has Victorian and older houses with solid walls, and a conservation area. Solid walls take longer to core-drill than modern cavity walls, and owners of period houses usually want the pipework hidden rather than run in white trunking down the outside. Both add time, and we price them honestly from the survey. Carshalton Beeches is mostly Edwardian and interwar detached and semi-detached houses with good garden space, which is about as easy as installation gets.
Worcester Park, St Helier and Rosehill
These areas are largely 1930s housing: semis and terraces in Worcester Park, and the cottage-style houses of the St Helier estate. That is close to ideal for a split system. Cavity walls drill cleanly, the outdoor unit can sit at ground level in the back garden, and pipe runs are short. The thing to watch is noise next to a neighbour. On a narrow plot we position the outdoor unit so it stays within the permitted development noise limit at the boundary.

This is where we are based, so it has its own page.

Ask a questionWhat air conditioning costs in Sutton
Prices in Sutton are the same as everywhere else we work. A single-room split system is typically £1,800 to £2,600 supplied and fitted, a two-room multi-split £3,500 to £5,000, and a three-room multi-split £4,800 to £6,500. The air conditioning installation cost guide lists every size and the extras that can sit outside a headline price.
What moves a Sutton job up or down is the house, not the postcode: the distance from the indoor unit to the outdoor unit, whether scaffolding is needed to reach the wall, whether your consumer unit has a spare way for a new circuit, and how much of the pipework you want hidden. We check all of that at the survey, so the price you sign is the price you pay.
Planning permission in Sutton
For most houses in the borough, the outdoor unit counts as permitted development as long as it meets the conditions on size, siting and noise at the boundary. The Planning Portal's guidance on air conditioning for your home sets those conditions out. Flats do not have the same rights, and houses in Sutton's conservation areas, such as Carshalton Village and Cheam Village, may need consent if the unit would be visible. We tell you which applies at the survey, before anything is ordered.
Why use a local installer
Faster surveys and installs. We aren't fitting your survey around a long drive, so it is usually easy to find a slot that suits you, including early mornings.
Aftercare close to home. If a system we fitted stops cooling in July, the people who installed it are nearby and know exactly what is on your wall.
One fixed written price. Equipment, labour, electrical work, commissioning and making good, in one figure agreed before we start.
Questions
Air conditioning in Sutton — common questions
Are you actually based in Sutton?
Yes. Kelvara is based in Wallington, SM6, inside the London Borough of Sutton. Sutton town centre, Carshalton and Cheam are a short drive from us, which is why surveys in the borough are usually the quickest we can book and why same-day callouts here are more often realistic than anywhere else we cover.
How much does air conditioning installation cost in Sutton?
The same as our London prices: roughly £1,800 to £2,600 for a single-room split system supplied and fitted, and £4,800 to £6,500 for a three-room multi-split. Many houses in the borough sit at the easier end, because a semi or a terrace with a garden gives the outdoor unit a simple ground-level position. Our cost guide breaks the figures down.
Do I need planning permission for air conditioning in Sutton?
Usually not for a house, provided the outdoor unit meets the permitted development conditions on size, siting and noise. Flats are different and normally need consent, as do houses in a conservation area such as Carshalton Village or Cheam Village where the unit would be visible. We check this at the survey, before any equipment is ordered.
Which parts of the borough do you cover?
All of it: Sutton, Cheam, North Cheam, Belmont, Carshalton, Carshalton Beeches, Worcester Park, St Helier, Rosehill, Hackbridge, Beddington and Wallington. We also work just over the borders in Morden, Mitcham, Ewell, Banstead and Purley.
Can you fit air conditioning in a flat in Sutton town centre?
Often, yes, but there are two things to settle first: where the outdoor unit can go, and whether the freeholder or managing agent will agree to it. A balcony, a flat roof or a rear wall can all work. We survey, show you the options, and give you the drawings and details the managing agent will ask for.
